Owner statements that write themselves.
Run Airbnb units for property owners? DJC Stay turns the month's bookings, fees and cleaning into a profit-sharing statement per unit, lets you review it, then publishes it to an owner portal where each owner sees their own statements, payouts and PDFs — without emailing you.

Anatomy of a statement
Every number has a source.
A statement is not a spreadsheet you fill in — it is a view of the ledger DJC Stay already keeps. When an owner asks where a figure came from, the answer is one click away.

- 1
Revenue
Room nights posted by the night audit, per booking, per channel — short-term, long-term and co-broke bookings kept separate.
- 2
Costs the package includes
OTA commission and card fees from the reservation; cleaning turnovers from housekeeping; utilities, repairs and amenities entered against the unit and month.
- 3
Owner share
Net profit or net revenue multiplied by the package rate, with tiers and guaranteed-return rules applied and partial months pro-rated.
- 4
Standing deductions
Maintenance fee, sinking fund, quit rent, assessment, insurance and any custom line you define — carried from the package every month.
- 5
Payout
Owner share minus deductions, or a manual override with a note. Payment date and account recorded when paid.
The owner portal
Owners help themselves. You get your evenings back.
Every owner gets a login that shows only their units. Statements, payouts, PDFs and personal-stay bookings — the questions that used to arrive by WhatsApp, answered before they are asked.

My statements
Every published monthly statement with its breakdown and a PDF the owner can download, forward to their accountant or keep for tax season.
My payouts
Payout history with payment date, bank account and payment advice — so "has it been paid?" never reaches your inbox.
Performance at a glance
Occupancy, average rate and nights sold per month, per unit, alongside the money — owners see why a month was strong or soft.
Book my stay
Owners block their own unit for personal use from the portal. The block reaches every OTA through DJC Channel Manager immediately.
Bills & documents
Maintenance invoices, quit rent, assessment and insurance receipts attached to the statement they were deducted from.
Profile & bank details
Owners keep their own contact and payout account details current. Changes are logged and confirmed by email.
Month-end, every month
From close to payout in an afternoon
Forty units used to mean forty spreadsheets, forty PDFs and forty emails. Now it is one review and one publish.
- 01
Month closes
Night audit has already posted every room night. Revenue, OTA fees and cleaning tasks for the month are in the ledger — nothing to key in.
- 02
Statements drafted
One click drafts a statement for every unit under management using its package: share rate, tiers, guarantee, included costs and standing deductions.
- 03
Review and adjust
Add a one-off repair, waive a fee, override a payout. Each edit is recorded with who and why. Nothing is visible to owners yet.
- 04
Publish and pay
Publish the whole property in one action. Owners are emailed, PDFs are generated, and the payout batch is ready for your bank.
Draft stays private
Owners never see a statement until you publish it. Publishing stamps the date and freezes the PDF.
Every edit is logged
Waivers, overrides and one-off costs record who changed what and why — the same audit trail as the rest of DJC Stay.
Corrections are versions
Found a mistake after publishing? Issue a corrected statement; the original stays on record and both are visible to the owner.
We manage units for many different owners with different deals. Can it cope?
Yes. Each unit is attached to a package that defines its sharing method, rate, tiers, guaranteed return, which costs are included and standing deductions. A building can mix profit-share, revenue-share and guaranteed-return owners and every statement is computed from its own package.
Where do the revenue and cost figures come from?
From DJC Stay itself. Room nights are posted by the night audit, OTA commission and payment fees come from the reservation, cleaning turnovers come from housekeeping tasks. Utilities, repairs and other costs are entered once against the unit and month. There is no spreadsheet in the middle.
Can owners see draft statements?
No. Statements are drafted and reviewed by your team first; owners only see statements you have published. Publishing stamps the date and generates the PDF, and any later correction is issued as a new version rather than silently changing the original.
How do owners log in?
Each owner receives an invitation to the owner portal by email. They sign in with their own credentials and see only the units they own. An owner with units in several of your properties sees all of them under one login.
Can an owner stay in their own unit?
Yes. Owners can block their unit for personal use from the portal within the rules you set — notice period, maximum nights per year, blackout dates. The block updates availability on every channel immediately.
Does it handle guaranteed rental return schemes?
Yes. A package can carry a guaranteed return as a fixed monthly amount or a percentage of unit price per year, pro-rated for partial months, either as a floor under the profit share or paid on top of it.
